On the other hand, when the inspection report comes back with stuff to get fixed the experienced realtor has relationships with contrators, painters, handyman etc and can often get those repairs done lightening fast so that a deal closes.

I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.

Hi all,I'm a new landlord in North Hollywood, and I'm having an issue with a tenant who has missed 4 months of rent payment and doesn't want to move out.In late 2023, she applied for the ULA Emergency Rental Assistance Program, and I've just received an email notification from the LA City housing department that the payment is processed and will arrive in the next few days.

i would get #s from a FEW as you're getting started, to see who knows their stuff. if ARV could be as low as 90k you'd pretty much have to get it for free. deals like this sometimes work creatively though. if they're open to seller financing. and you can wholesale creative deals.

You may have to fix holes in walls to do the paint, but I would not do door jambs, baseboard or other stuff that is not required to paint.
