On the other hand, when the inspection report comes back with stuff to get fixed the experienced realtor has relationships with contrators, painters, handyman etc and can often get those repairs done lightening fast so that a deal closes. 

I've heard that stuff works pretty well.

I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.

II  The LAST thing Biggerpockets needs is someone telling others its OK to do illegal stuff (as long as you can .. interpret the law in your favor).

i would get #s from a FEW as you're getting started, to see who knows their stuff. if ARV could be as low as 90k you'd pretty much have to get it for free. deals like this sometimes work creatively though. if they're open to seller financing. and you can wholesale creative deals. 

Ultimately I find much peace with things such as (though I am not recommending necessarily): Arrived, Ground floor, 7e investments (notes), etc.

Its all sales, then some "transactional stuff" that Title, closing agent, and maybe attorney handles.Good luck.

You may have to fix holes in walls to do the paint, but I would not do door jambs, baseboard or other stuff that is not required to paint.
