You can smile and stay firm, if they cry and beg you to continue picking up the check.

You should raise your rents.You should have been raising them a little bit every year, no matter how amazing your tenants are.Until you find a bill you can pay with smiles and sunshine, the bottom line is you need money to pay for the things you need.  

Schedule your eviction the day before trash day , put it at the curb , when the trash men come , smile , grease his palm and watch the stuff magically vanish . 

I'd smile and listen and say, "I really do understand, but I can't bend my rules, sorry. 

And if she gets demanding, just smile and educate her on landlord-tenant law.
