Hi all,I'm doing an analysis on a 30k SF retail strip center and wanted to ask how much PSF do you typically budget for: - leasing commissions (property is 90% occupied as of now)-capx / reservesAnd lastly, do you typically pass the property management fees through the cam so the tenants pay for it or is it an owner expense?

The Fair Housing act states that it is unlawful to refuse to rent to a person because of that person's race, color, religion, sex, handicap, familial status, or national origin so I think you should be good.

Something to consider, do you really want to make a tenant mad over $35 / year if it is not clear in the lease and was not explained before signing.In commercial leases, back flow testing usually falls into a tenant specific responsibility or is treated as a CAM.

The lease structured such that landlord has no responsibilities for property level expenses such as taxes, insurance , or CAM/maintenance costs and the tenant will manage the property/pay the expenses themselves.

Good point Marcia as to occupant.An occupant is any party in occupancy or possession, may or may not be a tenant or lease named in any lease or rental agreement.As to limiting occupancy, this can get touchy as a tenant has rights of quiet enjoyment, the right of use and the definition of family may include unmarried or same sex members.

Looks like their last rental was their first...I am able to see through my cam that they were well dressed during the time I was at work...The couples don't have driver license but one has a learner permit that expired...their dad has a nice silver SUV that looks very new and clean... the second time they came to visit two person that didnt show up the first time came along with the person that previous showed up for the first showing...they didnt have any question to ask because my dad don't know much english and they just showed up to our house doorsteps and called the agent up to ask to go in and see the apartment...for the second time...they ask about when the lease start date will be and her husband just ask one question about whether the water is hot in this apartment...the potential tenant is 4 adults...
