I recently read in a book that suggested I should open a dual checking and savings account, and take the security deposits from my future tenants and store them in the savings account, then use the checking to pay the mortgage or maintenance fees.

Hello All,I just secured a 0.4-acre lot with a burnt house on it in the Bakersfield, CA area.

Split them prior to obtaining the financing and just don't include those lots as security in the note.

I am now approaching 115+ days since assignment on my first 3 deals and because I am in NYS, my attorney tells me that I cannot even speak to buyer’s or seller’s attorneys due to “breach of contract”.I lost my first deal in fact because we were hindering on 130 days since assignment (should have been long closed) and the city decided to demo before we closed and were able to takeover in court.

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Just yesterday I had the same conversation with Jessica LaRusso at Seek Capital and they also offered me lines of credit through un-secured credit cards, offering 0% interest for 12-18 months. 

We have two strs both rented carts but the security in our area will remove your ability to have a cart for 5 years if you get two tickets.the liability isnt much of anything - we use progressive or State farm.

Starting with cash is a great strategy, but I would still consider using leverage to stay liquid for emergencies, which provides financial security.
