Being a responsible landlord helps, but consult a real estate attorney for comprehensive asset protection. 

They also don't use automated locks and manually change the guest code every few weeks7)They have terrible response times when I reach out to them.There's a lot more... these are just a few things that are top of mind.

A purpose-built LI policy can do so much and still enable RE investing--when, like you noted, it suits the needs.
