Build up your sales business and start buying property but remember this is a get rich slow proposition.

If you can somehow make that your USP (unique selling proposition) and back it up with bullet points on how you will treat each property like your own there will be property owners who will certainly listen!

So, I worked on developing my unique selling proposition.

The majority of calls that I get now are from investors who are looking at these cabins as a longer term investment, not a "build it and flip it" proposition. 

There are no true post Covid comps so today's buyer would be setting that bar, quite a risky proposition.

What value do you bring to the proposition? 

Think about it... lots of good real estate experience to be gained with this proposition... you get to look for a deal, analyze whether the numbers work, perhaps do a little rehab work, and try to convince a skeptical investor (your parents as cosigner) to go along with it. 

That's a very different proposition than "I'm going to risk this money on a flip!"

Haven't found proven strategies to combat Proposition 19 yet.
