@Adam David GraningThere are a lot of different guideline variances on these depending on the lender they go to and they've gotten much better than they were just a few years ago, but for the most part, you can get 75% cash out with rates in the 4's and low 5's on a 30 year fixed with no income verification.These loans carry a prepayment penalty, require all properties be appraised, require each property in the proposed portfolio to have a value of at least 75K and require the property to be stabilized (no renovation and leased).

However, the seller knowing my specialty, countered asking me for a proposal with more upside for the seller or to do a rental arbitrage.My initial offer was a 5% upfront cash payment, 15 year repayment plan at 4% interest and attempt to refinance within 7 years to repay the seller in full and secure more traditional financing.

Here's what I found for NY:"It is illegal for storage unit operators to seize your property without providing the following information: an itemized statement of the amount due. the description of the property being seized. the nature of the proposed sale, including the time and place."

Id say an investor friendly agent is also a realtor specifically being a part of lobbying for landlords rights through being a major investor, a local public policy committee member, taking advantage of the doors that the associations open to speak directly to legislators
