Having a partner can be a valuable asset when investing? 

I wouldn't want to partner with some of my family and friends.

Or would it be better to simply partner with them, they are friends of mine, with the repairs for a percentage of the profit?

I would consider taking on a partner on one or a few of the properties... 

I'd recommend looking for partners to help fund the difference, from the lending side our hands would be tied.

Your best bet is likely going to be trying to figure out some sort of seller-financing, or bring on a partner to the deal that can supply the additional cash.

But the money that you are making is usually below 10% with a turnkey property3) partner with somebody who is a skilled Real Estate investor, who can do the majority of the work and you can come in as the money partner.  

I have to use a connectivity partner.
