FF will not send possible housing requests unless they are an exact match for what you offer or if the resident chooses to send a direct message. 

I would put in lowball offers (75 to 80% of list) on every house you're interested in and see if somebody bites.

Find three properties and make offers on all three at once subject to.  

I am sure they know which carriers (though they may be non-standard and pricey) are still offering coverage there.

What I'd ideally like to offer are the following...Up to 75% LTVUp to 100% LTC12.49% Rate2 Points6 month terms with options to renew. 

They are paid hourly and will soon begin going door to door to offer creative financing deals to home owners.

Other than that not too much you can do, the only alternative post-closing would be to offer cash for keys for someone to move out quicker, but if it's short notice to vacate period like 15-30 days than it's probably cheaper to wait. 

If the note holder purchased the note at a discount he can accelerate his profits and increase his ROI by offering the borrower an incentive to pay off the note early, or to make e extra payments.
