We are still a month out and don't want to get less than top notch work when I bring this up.  

So tis clear enough for me; all the more reason to set the bar up a notch to 4X rent monthly salary requirement, not 3X.

The quality of tenants there is top notch.

Pros: MLS access; in tune with the market (because I work every day); no commissions when I buy for myself even if they are listed; reduced fees when I list my own properties for sale; working with people with the same passions that I have; meeting top notch people in the industry and gaining from their experience; being able to attend classes that are  not open to the public; education...and I am sure there are more.

I like the ideas that make the place a notch better then other places in unique ways.Lottery tickets with a note are a nice gesture.

Just a small notch down from that, and we want to provide a good service to our tenants.

However I won't forget about the tile, for the situation when I'd like to kick it up a notch in a higher end rental.

Absolutely get a top-notch attorney who specializes in landlord-tenant law.

Currently, we seem to have a good fit for the renovated unit: someone from the neighborhood who has lifted themselves up a notch with education and a better job that doesn't look down on the neighbors.
