( I have sent you a request)@Worth Styles - I believe there may have been a misunderstanding about the amount- we like our borrowers to have roughly $5000 set aside to cover the things not included with the loan or problems that may arise while completing the rehab.

Hope you don't mind if I chime in here, but I'm hoping this strategy I'm working on might be useful to you folks - or enlightening for me if I'm misunderstanding anything.I have been spending a great deal of time learning about "Velocity Banking" - basically where you trade in chunks of an amortized loan (with the majority of the interest stacked up front) for a simple interest loan.
