I recommend you pay him the final amount, but get a lien release, in advance, that says if you pay him this final amount, he will have been paid in full for his work and no further liens can accrue.

Rates are pretty high (12-15% with an additional 5% of the loan paid at maturity).

I had one were we did not get to it for a while 6 months or so it was just boarded up.. when i went to sell it wholesalers were going through it said it smelled bad.. one of them finally went down to the basement and found a corpse that had been for quite a while. scared the heck out of him..

The property passed final testing by the county health department.Is this anything I should be concerned about?

If you decide on DSCR loan I don't think local is as important.
