If a rental/lease contract is a legally binding document...enforced by collecting rent...or enforced by an eviction process if rent is not paid....then can there not be a document (legally binding) for a tenant to sign that would relinquish their rights as a squatter or due process of eviction...

I'm in the process of working with an Oxford House group to find a property to rent to them.

@Dave VonaI understand your disclaimers as to your process (only looking at IRR)… but isolating one factor really does you a disservice as to how to invest. 

The process is equally rigorous whether you went to college or not.Regarding the original post, I suggest linking up with an experienced GC and working under them for 6 months to a year, even if it's just as a part time apprentice.

At first, he never responded to the suit though it had been delivered, and I continued moving the process forward, filing for summary judgement.Late in the process, long after his deadlines to respond had passed, he hired a small time tenant attorney to intervene.

Any advice on how I start the process? 

No evidence of wrong doing but the landlord is currently in court processes for medical bills , ptsd , and a list of of things . 

I'm currently going through the eviction process for a non-paying tenant.
