I'm in it for the long haul, so if the numbers work today the future doesn't concern me as much, but I would hope home prices and rent continually and gradually increased and hopefully within the next 5-10 years interest rates came down to allow me to either refinance and pull a lot of cash out, or greatly reduce my mortgage.But in an effort to get my wife involved and excited about real estate we've switch gears and are currently looking for an STR along the NC coast.

If you start off that way and don’t kill yourself with unrealistic expectations you’ll be way more likely to stick to it and you can gradually increase the intensity of the workout and strictness of your diet as you progress.

Over time, I can raise rents gradually to minimize hardship and vacancies, but if they got Section 8 vouchers, I could basically double rents without necessarily raising the amount the tenant would have to pay.

We have fixed things immediately when he let us know, and have replaced some major neglected issues internally (new plumbing, structure issues) , but while you might look at the place is say "slumlord" what you don't see, is the long term plan to do improvements each year and raise rent gradually
