Eddie, please allow me to point out, very gently, that if a tenant moves into a place with brand new paint and brand new carpet and within 3 years both paint and carpet are ruined, that tenant is NOT the kind that a landlord would love to have.Yes, you have to replace the carpet and repaint when they move out.

Daniel, great point, this really places a twist on the whole transaction, 203k is not going to be a great avenue on the surface level, it is really designated for owner-occupant, now with that out of the way.

This is a far-cry from my usual sleeping in, hanging at the beach, and only thinking about my properties if my property manager emails me about something.Not sure the point in my post, other than to make the announcement that my usual preaching of cash flow outside of California has a twist in the plot now.
