The last few years we have closed many HELOC's and HELOAN's, as it made more sense for borrower not to refinance out of their low rate 30 year fixed loan.Everyone is using the HELOC for different purposes.

how much importance are the schools in fix and flip strategy?

The emphasis was on classic buy - fix - rent.  

Buyer beware.Sales people will tell you you’re getting a product and service that you’re not. 6 months in and it’s still broken with no resolve, and they want to charge you to fix the bugs.

To close, we agreed to get it fixed within 10 days after closing.

Possible damage that didn't get fixed because the arbitrager wasn't able to make a go and they just walked away.There are all sorts of possibilities for problems.

I don't know if this is one of the new things or not, but this is now in there under 3.7.7, "You also acknowledge and agree that we may on occasion offer discount pricing for your Property; provided that (i) any such offers will be available with respect to a broad number of Listings and not limited to your Property; (ii) we will provide you with electronic notice of such discount(s); and (iii) you may opt out of a particular offer."
