Depending on market, I would plan to invest 100k in a single family home, find a good property manager, realtor, attorney in compelling market and just start. 

We have one with a Jaguar that is the same thing, they are late every month but always come up with the money, have done this for years but the house always looks great so we manage to work with it.

Those service business's are for people that are too busy working to manage their own rentals.  

I am interviewing property management companies in Columbus and ran upon Realize Property Management Company. 

They charge a $10K fee and their monthly management fee is 10%.
