When I started my first business I approached many potential clients with a question about what they would do differently if they started a business now... the conversation always turned to what I was planning, and it was an easy soft sell usually turning into a commitment to engage in service.Then seek guidance from the local SCORE chapter, or chamber of commerce to setup the business and get the proper licensing/certifications/etc.

If areas are completely novel to you, you can start engaging with members in this community, where's an abundance of us in the Greater Boston Area, who can give you some real feedback and what realistic investing experiences are here. 

Also since you say you won't have a W2 job and show sufficient income till after graduation, you can also try some hard money lenders to start engaging with them.

Once were able to network you can solicit some help and guidance from the local community by ways in networking events, webinars for local engagement, and talking to local investors. 

Once I get some interest or some engagement I move them to my CRM.

I'm interested in learning about associated expenses, taxes and insurance needed if I engage with new agents and allow them to use my RE broker's license in California. 

There are a lot of little details to iron out when it comes to an exchange, so do your homework and engage with an accountant/tax professional/1031 specialist to know what you're getting into.
