Being able to spend little to no time on the time consuming aspects of RE investing while providing the initial funds has helped our business flourish.  

What are the legal aspects of forming this fund?

Most of the tenants do not have a smart phone and or internet banking to be able to adapt to electronic payments so as much as I would like to automate that aspect it’s just not a reality for my rentals.

There is always opportunity to find positive aspects in your property and lead your guests in seeing how it benefits them.We re-furnished our STR wth great buys off of Facebook Marketplace and Craigslist, including barely used great mattresses.

For me a cash flow of a couple hundred isn't a good deal, but this is my target market and you'll have to define what you consider good. 

Define default and what happens if you go into default (ie. exercise their rights per the deed of trust which spells out how they take control or sell the property)This isn't everything but it's a start.

Even if you could predict when, and even if you when you were in it, you are missing deals that you could be making...waiting for something that is hard to define until years after it has happened.Here's my tagline at the bottom of all my emails:  "The things that come to those who wait, are the things that are left behind, by those that get there first".

What bases are you currently interested in and what would you define as your criteria for decent real estate markets?

I was wondering if anyone who has done this can tell me if after comparing price per sqft of the building aspect of the project only (cost of land, environmental remediation, and demo excluded) they have found modulars to be a more cost effective way to go rather than stick built.
