While I get a LOT of responses, most dont meet my rental qualifications and it can be very time consuming to weed through all the messages. 

I've done LTRs and now have 2 STRs and this is waaaay more profitable and although the hands-on nature of it can be time consuming, I'd say that over the course of a year you actually spend less time/money because you have your eyes and hands on the property a couple times a week.

They will point you in the right direction.Re-zoning is not impossible but time-consuming and costly.

This was a classic example of supply and demand, when supply outpaces demand prices tend to come down because of the abundance of its availability to consumers. 

Having said that, I can assure you that maintaining contractor relationships, scheduling the work, overseeing the work - is killer time consuming and is definitely a loss leader for your PM.  

Some states have strict consumer protection laws regarding contractors.

Have you thought about less time-consuming tasks, such as investing in a syndication or looking for more turnkey properties?

I love doing the accounting myself, but each year it becomes harder and more time-consuming, not the highest and best use of my time.
