There are good areas for rentals in pockets all over town so don't think of this like a big city where you might have to narrow down your area to one suburb or specific area of town.

In fact I think truancy is a real concern. 3% of rent which if it was $2000/month or $24k/year, a fee of $60 or $600 would not be a premium, rather a deep discount from the STR fees or PM fees I hear coming from Bullhead City, AZ or LA, where they range anywhere from 10% on up.April did you use Nomad after all? 

A lot of investors like investing in Columbus, OH because of the city's rapid growth and because of the fact that you can still get properties to cash flow.

Don't think city inspectors are the same or save you or get you a better house. 

For example:  You don't know in what city the guest resides and are coming from and when you ask them, they are like, it's none of your business.
