You do not have to give a reason, and there are plenty you could give so that the tenant doesn't feel personally attacked about their crappiness and ruin the place further.

I think to be successful in life is to focus on one strategy, or nice as some call it, embrace it and learn as much as possible and then attack it.

Most tenants won't attack nor stalk you and if you think one is a weirdo and you don't feel comfortable going to the property then bring a big, strapped scary relative/friend with you. 

Buying the first one incorrectly will really hurt you and delay your plans for a 2nd.You want to have a calculated well-planned attack.

He not only steals money, I know of a suicide attributed to him, and attacks on humanity.    

It no longer covered any damages (medical/otherwise/etc.) related to a dog bite/attack. 

Also, webite attacks, hacking of your credit card payments, etc.These may be other coverage you need based on your operations and the state/local requirements.

You accidentally hit/kill someone in a car accident, pool incident, dog attack, etc etc.
