Most of our tenants move because of job relocation, they are buying a house, or the space no longer is adequate for them.

My parents own a few rentals and because of this the idea of buying and renting properties is fairly natural and I’ve had my part in turning a house over between tenants, giving tours, and talking to prospective tenants on the phone.My goal, is to get my feet wet by buying and remodeling a property here in El Dorado.

If you are getting a mortgage you dont want to trigger a due on sales clause or something of that nature.

Check the heat to see if they are keeping the place adequately heated. 

Everything I've read says network, network, network...hard to do from here (granted I'm not a natural networker anyways).These are all mostly excuses...I acknowledge this.  

In regards to Aaron and Tim's comments, I agree on not being afraid to admit I cannot do an adequate job at something.

It sounds far and high enough from the ocean, but you never really know what kind of storm mother nature can cook up!

I would agree with @Casey Mericle that finding “deals” through a realtor is going to be tough because of their natural tendency to want to sell at retail.  

Jonathan, no offense to any of the other posters but their answers come from what would be considered “general in nature” since they are not local to your market and likely do not know the current market conditions of your area. 

The methods you've mentioned are ways to find wholesalers so naturally that's what you're getting.Building a buyers list wouldn't be done through those methods.
