This is for a co-op comprised of 296 units.

Thank you for responding, in fact I do have a co-signer that has held the same job for the last 3 1/2 years and credit is in the low sixes as far as experien goes.

As I am newbie investor when i spoke to hard money lender he says that i can get for 11.34 % for 2 points and the closing costs will be around  7000$ if i have a co-signer in my application.

If you have a co-borrower, or another type of income, that could work.

I would use that interior and leave storefronts, but I think you can develop a co-working system in pods (safety for solo use and cleaning) where residents could book them and pay in advance and then key in and out which would let you build more units (office space outside of the unit) and offer more amenities.

If you like them but they are on the line ask for a co-signer or extra months rent. 

We are also interested in meeting other local investors and would like to have a co-sponsor as well.
