Nothing in drains, landlord will change filters monthly w 24 hour notice, must keep clean so no bugs, speak polite to landlord no curse words, no visitors over 2 days without permission, landlord priority parking, whatever will protect your property and sanity.

We may not be the best example to go by since most people visiting Maui will do so for at least a week and I would assume FL vacation rentals will get many more 3 or 4 day weekend visitors.

Generally speaking I would think there are 4 main hierarchy of rates, such as:  Holiday seasonHigh seasonNormalLow seasonTo find out what those are for your area look up your State's website and look for visitor stats, they should have it broken down by month for you.

Price Hill, West End, Westwood, and other C-D areas offer high returns, the 2-5% type deals.That being said, it's a city you need to visit, or have boots on the ground because neighborhoods change drastically very quickly.... different ends of the same street can be.... well very different.
