I know its a big jump, but pound for pound , it just seems to make more sense to me.

A big No No in my book. many folks on this forum pound the same old path of going to banks for loans.

Don't get too excited too early because I've been tracking several properties for half a year and they keep getting postponed rather than making it to auction.Also, Phoenix is awash in wholesalers who are pounding the streets to try to buy these homes before they ever make it to auction.

I ended up replacing the coil, supply plenumm, emergency drain pan and safety switch and 4 pounds of R22 freon for $2,800 all in.

Use a speckled carpet with an 8 pound pet resistant pad it’s not that much more expensive for the higher quality pad and makes the carpet last longer.

I put about $800 in it for labor and and about 40 gallons of vinegar and about 20 pounds of baking soda to get the dead animal smell out of it.

It's also pretty much a one time cost since you can use your documents for years in future transactions.Not getting local legal advice is penny wise and pound foolish.
