And full disclosure, I'm in contract for a small commercial multifamily property that is probably considered a mediocre deal by many, but one that I have confidence (for what that's worth) won't lose money, with the intent of using it as a learning platform and equity tap for better performing acquisitions.

As for distributing them, drive through a targeted neighborhood and have someone hop out of the car when you come across distressed property.Additionally, you could partner with a realtor or if you are a realtor, you can do data mining on your MLS platform.

Even if you want to invest in a platform like Real Wealth Network you'll still want to use the 1031 exchange so you can avoid that huge tax bill.So, the 1031 can save you a bunch of money in tax.
