We have a tenant who's been an amazing pain:1) Smokes pot all day and it fills the entire building of pot, tenants complaining.2) Let's other people stay in his apartment when he's not there.3) Overloaded the power line to where the utility company had to come out and shut all utilities off for all units in the building for the last five days while they investigated the problem and found the solution..

Tenant is not allowed to park or drive on any surface other than the driveway (I had a tenant who frequently would drive a bit on the lawn while backing up, which caused damage to the lawn).There's a section about items in the yard, specifying that basically nothing other than operable vehicles and potted plants can be visible from the street unless they're being actively used, moved, or put out for trash pick up for the following day.

if bank requires a report they can probably write you something up.3) I think net is more common for commercial spaces, but tough to accurately allocate insurance and real estate taxes among 9 units.

On our 120 unit bought two years ago we went from $319,090 to $721,920 and our 292 unit bought 2 months ago it went from $729,272 to $1,640,556 in annual depreciation.We paid ~ $3000 for the cost seg survey to be done so for us and it is an absolute no-brainer.Even with the accelerated benefits bleeding off over the first 15 years it makes total sense and hitting on what @Yonah Weiss mentioned, we are continually adding capital assets that we can then put back in to the cost seg pot.
