My wife and I own four units and we’re making the jump to double digits.

Typically what I advise clients is to self manage your first 2-10 units hire your management for 10-100 units and then have the management company scale with you when you get to 100-200 units.

Not adding any additional living space, just dividing the two units, putting a kitchen in one of them, and probably not having to add a bathroom to either unit.  

Along with a dozen other reasons it could end.in the meantime, ride the wave ;)While there are "Privacy Coins" like Monero, Bitcoin is not one of them.I am not sure where you are located (location says US) but Bitcoin is regulated, taxed and (arguably) traced in many countries including the United States.

If 10x20 units are budgeted for less than $130 then not an A location.  

You can also just check active listings on Craigslist or Zillow and see how much properties/units are renting for in your target area.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

Consider buying multiple units, partnering, and diversifying income.

What works best for me with 400 units may not work well for you with 100.
