We used VAs for years but they were all referrals from other investors who no longer had enough work to support them.

In the evening go to a real estate investor group meetup or some other kind of meetup. 

However, it's important to note that the lender may scrutinize this to ensure that the appraisal value supports the agreed-upon price.

That's kind of like buying a plan to try out sky diving isn't it. 

However, some investors don't mind this strategy if they prefer not to put a lot of liquid in up front and plan to refi out within a few years of closing (which seems to be a great option with the talks of the FED reducing interest rates into 2025).It really comes down to investing in a growing market, in a good neighborhood & building a great team to support you.
