I know they are trying to update the law with the choice act because the Dodd-Frank has had unintended consequences that for some reason the Consumer Finance Protection Bureau wont rectify...Former Congressman Barney Frank, who co-sponsored the legislation, said he was “regretful to realize” its negative impact not long after Dodd-Frank became the law of the land.In a 2011 letter to a constituent, Frank wrote:“I do not think it is necessary to include manufactured housing as part of our effort to prevent abusive mortgage practices, and I am now working with my staff to see if we can find a way to make a change that would deal with the problem you correctly point out… “

If you're looking to do investing yourself and you're an agent, I would suggest you just make a choice on which side you want to be on.

In Baltimore right now I believe you can get better returns in terms of cash flow, sweat equity by renovating, and potential for appreciation with the right choice of SFH.

Its a tough choice....

It has drop ceilings which I'm not crazy about, but it's also a 3 bed 2 bath sitting on 4,042 sq feet of what I would think would be choice land. 

you did a lot of changes for 13,500 and all of them look like they were great choices for a rental (Especially the wood look tile). 

That being said this refi launched me into a very good cash flowing 7 unit so I feel that it was a the right choice.

I can recommend a few books depending on the strategy of your choice.
