As for damage to common areas - clearly state that it will be spread out evenly among the tenants unless one person is responsible and admits it.

So, I want to provide a dissenting opinion:  You shouldn't invest in Real Estate yet.I'm among the more conservative investors you'll find, but my personal take is that if you want to hold RE as an investment, that you should have 3-6 months of your salary, plus 10K-20K to cover real estate capital expenses.
