We found a property (multi-family) 2 units, 2 bedrooms/2 baths in the front house, and a full bath with kitchen efficiency in the back unit. 

hi all, i’m newish to BP boards, thank you in advance for sharing your opinions + experience.i’m looking for opinions about how helpful an additional sleep number is in the income + rentability of an str.i’m potentially purchasing a 3 bedroom, 2 bath property which i will STR + also live in part-time.ideally, i’d like to have:*a king bed in the master bedroom*a queen bed in one bedroom*a queen memory foam pullout sofa in the third bedroomthis would be a 3 bedroom that sleeps 6this is my preference for:*general look of the house / not a house full of beds*number of guests/noise/cars*septic*would allow me to create a cute ‘chill out’ space in an extra bedroom-sized nook elsewhere in the house, which i think would be appealing to travelers.

This is exactly how I got started in real estate just up the street (the I-5) in Orange County.   

It includes a 3-bedroom, 1-bathroom ranch house along with a private street hosting a small mobile home park with 5 units of which are owned by the seller. 

Conversely, the same two-bedroom, one-bath unit could fetch $1600-1700 under a traditional LTR arrangement without furnishing or utilities.Considering the added expenses, the MTR/STR model doesn't seem worth it for me, given the marginal increase in revenue.

My understanding is it’s illegal in most places to record someone without their consent in locations where they would have a reasonable expectation of privacy… front yards visible from the street would not be private while backyards that are fenced in and not easily visible would be private. 

I have a client that just closed on a 3 family in Danbury and has an incredible 2 bed 2 full bath for rent. 

There is an area just South of Hwy 60 around 78th Street in East Tampa that has Trailers to Rent for the First Month up front and move in today.

Fly out there, drive the streets, meet with potential team members, talk with local investors, etc. - Not to mention you'll avoid the headaches of California Tenant friendly laws!

The inherited house is in a coastal town but I'm hesitant to do a short term rental as it needs quite a few updates (kitchen and bath) to make it desirable enough for a STR and I have no capital to do that.
