The explanation provided by the affiliates is that they have done stellar rehab on the homes so they are worth the extra money    I don’t know how investors are fairing because the margins are tight at this point in the market in Ohio.  

I feel like if I'm doing a stellar job and have very little headache, that is worth a higher % then someone who isn't choosing well and has lots of headaches.

These contacts are either scams or less than desirable future tenants.The other thing, my other thoughts with the "asap" inquiries is that these applicants tend to be less than stellar.

I know I've talked to more than a few people with stellar credit who couldn't get anything close to $50k on an unsecured line, but that was a few months ago.

I see former players from the 2000's coming back to the industry under different business names, and some of their prior work was less than stellar.

My hope would be that the city would start incentivizing landlords to accept less than stellar renters rather than passing law after law to make this particular small business all but impossible to conduct in a completely open, lawful manner.
