For instance, if a Tenant asks if they can re-stain a deck, well of-course, the deck has to get restained sometime in the future and so that may warrant a monetary incentive, the Tenant would be happy for being able to do it and get a small incentive and the owner would be happy since it needed to be done anyway and it was done for a much lesser cost - win/win.

A bad roof and HVAC don't rule out a property as a good investment as long as the numbers work.Inside the property, I look at outlets (Three prong outlets are good, two prong could mean the electrical system is dated), possible water stains, water heater, and general layout of the home.There's a plethora of other things to look at but I wouldn't say anything is a "deal breaker" so long as the problem can be addressed and the numbers still work.

Are you going to buy cheap unfinished cabinets from Surplus Warehouse and then have them stained, or are you going to splurge and get some custom oak cabinets made from a reputable cabinet maker?

On Airbnb, it’s really hard to get paid for damages, because when you file claims against people they give you terrible reviews, so I end up eating a lot more than when someone is on a lease and I have a security deposit and I can charge them for staining the carpet or my towels or whatever.Overall, I’d say Airbnb is consistently yielding about 20-30% more rent from the same spot, and the guest is usually paying 15-25% more than what I’m collecting.

If you do paint it, you have to use the right paint (which might actually be a stain) to allow it to breathe or the brick will deteriorate.

If it is still in good shape, I'd try to rent it as-is and see if it will lease-up with no more money laid out (at this time).Tell me you think its a class B, I'll tel you it has a free standing stove with no range-hood and a 1950's exhaust fan in in the ceiling, as well as circa 1958 stain color single panel doors.

some of my vendors will start with a coffee color carpet and they just keep dying it to match the stains.. until they finally have it black and need to change it out.. but these new tough flooring options to me make carpet an after thought Even in my personal homes I use very little anymore.
