It took a lot to comply with their permit expectations and was frustrating and time consuming.

We spend far too little time looking for small multi-family deals in this area for the reasons you listed although we would look closely at an off-market (perhaps owner financed deal).

It has been frustrating but it also is a positive as I now can quickly know what deals to not even waste time on analyzing. 

For example, if the typical rent per unit is $1,500 (3bd 2ba), my landlord at the time would have one unit with three rooms and four people within the unit (one person per room and one room with two people), each paying around $500.

Give them notice that their lease will end and you expect them out by a specific date/time.

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

Does anyone have suggestions for retroactively estimating your time? 

I graduated college may of 2024 and was only working part time through college not making enough to be lendable obviously.
