Many investors are successfully renting out their ADUs to short term travelers.

I have changed my rental strategy to Co-Living (rent by the room).

The question to ask is:  Is my housing cost better by househacking vs renting.  

The Numbers:Cash Flow Analysis: Investors typically look for properties that will generate positive cash flow—meaning the income from rent covers the property’s expenses (mortgage, taxes, maintenance, etc.) and then some.

The tenants, who were always good, fell on hard times and could no longer keep up with rent payments. 

However, the main focus is to buy the property with the intention of renting it out.

I don't know Accessible CLG, but can say that we have rented to groups like this and have not had a problem.We have also rented to corporations who have people live there for only a few weeks at a time. 

We also had the option of another type of policy that was even less expensive that would have required us to spend at least 1 night in the house and rent it at least 30 nights each year.
