It's like asking someone what you should look for in a wife.You need to focus on what your goals are first, then take a personal inventory of your own knowledge, skills, interests, finances, available time, etc. 

While I love the brand and have personally used them for the past 7.5 years, the dryer takes FOREVER when doing loads of bedding or towels.

Personally, all of my units are full and have stayed full, no one is even late with rent much less behind, and no one is moving.

I had 3.5% rate, did a lot remodeling and heavy lifting, and decided to sell due to the 2/5 capital gains exclusion.

Personally, I've had success in Linden, Southern Orchards, South of Main, Driving Park, and Franklinton to name a few neighborhoods in Columbus. 

Then again, if you’re talking about a mortgage on your personal residence, and you live in a state with an unlimited homestead exemption for creditor attachment like Texas or Florida, there’s an asset protection consideration as well.   

I am thinking of doing some remodelling inside, moving around a few walls, opening up the kitchen. 

I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Personal goal is to finish up my real estate license before the start of the year. wow! 

For example when someone wants to have financial freedom and spend more time with family, but then sets a goal by creating a heavy active income stream that involves their personal involvement daily.
