You aren't sure if the seller is trying to mask some issue with the property.

They are peel and stick but they can be grouted as they are thick and have a beveled edge.

Hey Taylor :)Like mentioned, you may want to get a google voice number to mask your identity if bandit signs are not kosher in your area.

If its not peeling or flaking you could encapsulate it. 

After an accepted offer you can review the leases (I'm hoping they have leases) but that's just a snapshot and honestly won't tell you if the current owners are masking that a unit is behind, on a payment plan, about to be evicted, etc.  

Saying it how she did also allowed her to mask not knowing anything about investment property if that's the case.  

It's not just to spy on tenants - it gives them a chance to tell me about anything that's loose, broken, peeling, etc. so that I can get repairs done right away.

Even the ones with easy peel glue seem to turn to concrete with a little sunshine.

Because you are taking on a 4 unit it maybe the more prudent move, unless the property needs either very little work, or you have the remaining funds to fine tune it.Also be aware of the 203k/ Hud guidelines for houses with flaking peeling paint, as they may drastictically increase your reno cost.

I also use a lot of trial and error - posting a rental at a high price and peeling back the price based on the response rate.
