@Seth Baumgartner, I live in Cincinnati, still own (now) one rental, but had more, have done about a dozen or so flips in the area over the years, here is my take.I am fairly risk adverse, so I don't venture into neighborhoods I don't know inside and out.

My advice is, since you only have 2 properties, do hands on management, get a feel for neighborhood, rental market and save money by DIY.

DownTown Pueblo has a lot of beauty and potential, but there are a lot of vacancies when it comes to commercial buildings, there is not much variety for restaurants, coffee shops, shopping districts, etc.I don't see AirBNB being the best right now, but who knows.
