If the unit can be declared a rec-room (for instance, doesn't have a stove or refrigerator at the time of inspection) then it's not really considered an ADU, and you shouldn't have an issue of getting a permit for it.... but again, I'm no expert, but I'm sure you could find one at the permit office.Hope that helped a little,Trey

It could be that they have only fixed the country club access because that is the only one they could all agree on or they could declare it an emergency repair.It's my experience that HOAs have a lot of power, and I'd rather rally the neighbors to all attend the meetings until they fix the problem than get involved with liens, attorney fees, and risk a possible foreclosure.

The reason was that they asked for the "cost basis" of the house, and I chose not to deal with it then (since it had only been rented for two months, and I had so many new issues to deal with).However, this year I will have a full year of rent to declare, and I'm going to need some big deductions to offset that.

The one problem I'm dealing with is that when it was listed as an REO less than a year ago, the listing broker declared it right in the main description that the house "Has mold issue in master bath"-his exact words, I just looked it up!
