There are markets that would probably be more immune to recession, such as markets near military bases, universities, hospitals, other vital industries and large concentration of government employees.

Right now they I believe that have unintentionally limited their options; few owner occupants (mainly military members) want the hassle or have the cash to buy the property and repair it.

Hi @Gregory Schwartz,I used to be military in Jacksonville and now own a rental and primary residence in Wilmington and know the area pretty well. 

Now I recognize that a military town is going to have much different flows but I would think right now these homes would be getting snapped up so they could be ready for rent or sale before the summer PCS cycle starts.Is Oak Grove just that unfavorable compared to Clarksville?

I'm also in the military (as is my friend) and there are incentives for that as well.

I am looking to learn as much as I can about REI so I can use my military retirement and REI to keep from having to go back to a desk job.  

After leaving the military from South Korea (not stateside where I could job search and network), I moved to San Antonio not knowing anyone to get into real estate as an agent.  

As a fellow active duty military member it is great to see our network on BP growing each day.
