Looking for any contractors that I’d be willing to discuss some ideas for finishing out a basement and get just general ball park estimates for materials and labor.

@Daniel Brown If I was you I would let her know you are interested in REI so much that you would get the place rent ready ( She pays material your labor is free) "take over" as property management or something to that effect, Earn a little cash, learn from her and get on the job training.

Yes, I've started reading some of MHP's material. 

We tried to charge them the lowest amount by not adding labor or materials for certain repairs for example to repair poor cover-up job for holes they made in walls, we just charged partial contractor labor and not materials.

Building materials will be going up in price due to the storm , some materials will be in short supply , not available or on back order .

My wife and I have been planning our first flip for months now, learning the basics of the planning phases, finding a Contractor, lining up my real estate agent, researching materials, etc.

I don’t have any experience just been reading a lot of material to learn about what’s required.

I remember as a one off property bids came in at 10k a door for reno but this investor could do it for 7k a door because of the volume he did saving on labor and materials.

He will pay for the materials and tenant pays for the install.
