While reviewing the original plat it looks like the property lines should be perpendicular to each other while on the survey they are not also on the plat it is recorded the distance between the two properties across the street from each other should be 55ft if I measure from one fence to the other fence it is pretty dead on could the survey be wrong?

I exclude any ads without pictures in my analysis.I look at each comp and impartially assess how it measures up to mine: parking, amenities, micro neighborhood, utilities incl., pet policy, etc.After that, I have a pretty good idea of what I should ask for mine relative to the others.

Here's the specs:prop #1- nicer neighborhood. just under 6 acres, mostly wooded. single family house needing a total rehab/gut. zoned R. listed just shy of 200k, has sat for half a year; I'd be aiming for 100k-120k-ish. has no garage/warehouse on it; I'd need to navigate zoning, and build to suit.
