I'm looking to get a HELOC on a non-owner occupied 4 unit investment property in Rhode Island.

I have funds in place and would like to know if anyone has some good contractors on Long Island well versed in the fix and flip methodology.

When we first arrived on island we rented from Cornerstone property management.

The numbers are tight on a fix and rent here on Long Island.

We recommend the following service twice a year: re- seed, fertilize, poison the pine islands, trim shrubs, inspect exterior of home and report any items that need attention.

Management of vacancy and maintenance are the two largest costs of 3rd party management. 

So, I've been in this landlord game quite some time now, and my second largest business expense is mildew abatement.Let me explain.Most of my properties are in Monterey County, where we get a lot of humidity.  

I recently moved to Denver from Long Island, NY and although I do not currently own any properties (renting now) I am very interested in buying something within the next 3 years and investing in properties if possible.

I love going to different homes, seeing the vast differences in quality and layout, comparing them to the local market, and putting it all together to make a "big picture".My largest challenge so far is developing an effective marketing system.
