Interview a bunch of cleaners in that area that use the turnover bnb app.

A lot of conventional lenders/underwriters are not comfortable with rental property, so you might interview a few other lenders if you plan to really scale up your processes. 

Then make some phone calls are interview them.

Regardless of how you find them, try to interview at least three managers.1.

If you were looking for a new skilled job, do you think an employer would be impressed in an interview if you say "I have been researching this for 2 months"?

That ensures they stay alive, stay in contact, stay safe and warm, and have the means of getting to job interviews or doing whatever it takes to get back on their feet.

As for Eric James' statement.. it is true, there is much I still have to learn ..as I mentioned I'm a rookie.. but also as mentioned, I'm on my second deal and I've listened to so many interviews on the BiggerPockets podcast with successful Real Estate Investors.
