In my experiences, again from a while ago, while these individuals are technically licensed real estate agents, when I was leasing space for a landlord, I never referred to the tenant reps as agents.  

Excess business losses are capped for single individuals at $250,000 and for married individuals at $500,000, with any surplus being suspended and carried forward.
