I still don't know if there's a question in this post somewhere but whatever data you are gathering from Airbnb for this discussion is incorrect. 

He knows everything is negotiable and I've kept in touch with him as I have nothing to lose and he seems like a decent guy anyways but with quite a few quirks and who doesnt have those?  

@Justin Hennig, The above statement is incorrect on several levels.

Justin - you comment about the companies mentioned being marketing agencies is incorrect for both JWB and HomeUnion.

I made up for it elsewhere.Those who presume to know what is best for any one person they don't even know is just an incorrect opinion and a poor one at best.I say, congrats on making some money, congrats on helping someone get something over nothing, and congrats on having the stones to share your experience. 

If you can't prove the tenant is incorrect (or lying) the payment will get reversed.  

When I mentioned that the listing stated no EMD was required, it said it was incorrect and EMD is required to proceed.

Neither style is incorrect, but a matter of preference.Back to your question, you won't be able to until you move out and have a signed lease in hand.

I much prefer to keep people on month to month so I can get rid of bad tenants easier and all my good tenants that are happy stay, anyway.Am I thinking of this incorrectly?
