Futures rely on market prediction, which is impossible at the moment as we have no past data from a similar incident upon which to base future predictions.  

Here is what I considered: Age at the time of the incident and the time passed.

My understanding was that this is part of the overall goal of limiting a tenant's costs associated with any loss incident. 

Knock on wood, it's been a long time since I've had an after hours incident.

If a crime happened that would be up to the tenants to handle with the police and if tenants moved out or there were a serious incident we'd come back to town. 

Nor did they notify us after the incident.  

People are nuts and in this day and age don't place much value on human life - look at all of the road rage incidents. 

I've grown on near Lowell and there are some tough neighborhoods and a few recent gun related incidents. 

Jake said early in this thread that his friend/homeowner got a SS approved and the SS lender gave a letter promising not to report the derog incident to the bureaus.I would love to see this letter.Apparently, Jake could afford to buy a new house and then walk away from the old house.
