Most landlords see their goal as having fully-occupied units, rented at market or above rates, with long-term tenants that fulfill their responsibilities, not uber-concern with old carpeting or cheap appliance fixes.

As for why I invested into them ultimately came down to the trust I have in the operators to fulfill their business plans.  

If you tell them they can keep their current rent and leave in a month that should fulfil your obligation to give them notice. 

If the daughter gives you permission to deal with the mom, then you can do so.Once you get notice of her breaking the lease, tell her you will do your best to get it rented and her daughter is responsible for fulfilling the terms of the lease until then. 

The PM we go with will ultimately depend on if they can fulfill our needs, and the deal size we close on.
