a lot that are average, and some that I'm like "hey realtor, the listing agent picked these knuckle heads because what's-her-name the sales rep has epic cleavage, be prepared for closing to be delayed a week, don't let our client put in 30 days notice with their landlord until loan docs are signed, reviewed, all escrow conditions fulfilled, and we've actually funded the loan and recorded" on day zero of being in contract before anything has even been started.

@Kristen Watts I would refund $0.00 because my receipt says “deposit against rent” and I explain to them that it means if they decide to not fulfill the lease agreement even if they don’t take a key, they have paid me rent, not a damage deposit.
